How many times can you take the Texas real estate exam?

The real answer on Texas real estate exam attempts: there's no hard cap, but the three-strike rule and your application window both matter. Here's how it works.

How many times can you take the Texas real estate exam?

The short answer: there is no fixed maximum number of attempts, but two things effectively limit you — the three-strike education requirement and the one-year validity of your exam eligibility. Understanding both keeps you from an expensive surprise.

The three-strike rule

If you fail the same portion of the exam three times, TREC will not let you retest on that portion until you complete additional qualifying education — 30 classroom hours for each failed portion. Fail both portions three times each and you're looking at 60 additional hours. That's real time and money, which is why every attempt before the third one counts.

Your eligibility window

Your exam eligibility is tied to your application, which is valid for one year. You need to pass both portions within that window. Retaking is only a matter of rescheduling through Pearson VUE and paying the fee again — but the clock is running against your application date, not your first exam date.

The practical takeaway

  • Attempts 1–2: retake freely (24-hour wait, pay the fee, rebook).
  • Attempt 3: this is the line. Fail here and you're back in the classroom before you can try again.
  • Treat every attempt like it might be your last cheap one — go in only when your practice scores clear the passing standard.

Common questions

Is there a limit on Texas real estate exam attempts?

There's no hard cap, but after failing a portion three times you must complete 30 hours of additional qualifying education per failed portion before retesting, and you must pass within the one-year validity of your application.
