How Hard Is Each Real Estate Exam Topic? Difficulty Data From Our Question Bank

Every question we write carries a calibrated difficulty from 1 to 5, assigned when it's authored and adjusted as real attempt data comes in. That gives us something the forums argue about but nobody measures: which real estate topics are actually hard. These figures describe our bank of 18,924 released questions, written to the published outlines — not the live exam, which nobody outside the testing vendors can measure.

Key findings

  • Laws of Agency and Fiduciary Duties is the hardest area we have, averaging 3.47 out of 5 51.2% of its questions are rated hard, against 12.5% across the bank as a whole. Note the scale: even the hardest area sits below the midpoint, because a licensing bank is built to mirror an exam most prepared candidates pass, not to be punishing.
  • Difficulty and weight are not the same thing.Some of the heaviest-scoring areas on the exam sit in the easy half of this table — which is exactly why they're worth banking early rather than leaving to the last week.
  • The gentlest areas are gentle by construction, not by accident. Areas averaging near 1.59 are largely definitional: know the term, get the point. They reward flashcards, and they are the fastest points on the exam.

Less than you'd think, on its own. A hard area you already score 85% on needs nothing from you; an easy area you keep missing is the cheapest fix available. Difficulty tells you what to expect, not what to study — the ordering that matters is your own accuracy against each area's scored weight.
