California real estate license requirements, explained step by step
The 135 education hours, the DRE exam, fingerprinting and the two-year application window — what California actually requires to license a salesperson, in order.
California licenses more real estate salespeople than any other state, and its requirements are among the heavier ones — particularly the education, which is three full college-level courses rather than a single pre-licence class.

The 135 hours
Three DRE-approved courses, each of them college-level and 45 hours: Real Estate Principles, Real Estate Practice, and one approved elective from the DRE's list. That elective choice is genuinely yours — common picks include Legal Aspects of Real Estate, Real Estate Finance, Property Management and Real Estate Appraisal.
This is a larger education requirement than most states impose. Florida asks 63 hours; Texas asks considerably more than California in total hours but structures it differently. The three-course structure is the part to plan around, because course completion certificates are what unlock the exam application.
The exam
150 multiple-choice questions, three hours, pass at 70% — 105 correct. Written and administered by the DRE itself, not by Pearson VUE or PSI, and delivered as one combined paper with no separately scored portions.
The seven content areas are weighted: Practice of Real Estate and Disclosures about 25%, Laws of Agency about 17%, Property Ownership and Land Use about 15%, Valuation and Financial Analysis about 14%, Contracts about 12%, Financing about 9%, and Transfer of Property about 8%.
The two-year window that catches people
Your exam application stays valid for two years from filing. Inside that window you may sit the exam as often as you need, paying the fee each time, with no mandatory wait between attempts — though you must have the official result notice from one attempt before scheduling the next.
If the two years lapse before you pass, you reapply. That window, not the number of attempts, is the real constraint.
After you pass
Complete the fingerprinting requirement if you have not already, and file the licence application. A California salesperson cannot work independently: the licence must be held under an employing broker, who carries responsibility for supervising your licensed activity.

Fees, form numbers and course approvals change. The figures here come from the DRE's own examinee pages, but confirm the current details with the Department of Real Estate before you file anything, because they are the only authority on it.
