Is the California real estate exam hard? What the DRE's own numbers show

California passes about 53% of salesperson candidates on 150 questions in three hours. Here is what makes it difficult, which sections carry the marks, and how it compares with other states.

Harder than most, and for a specific reason. The DRE administered 46,412 salesperson exams in the 2023-24 fiscal year and passes roughly 53% of candidates — close to the 50-60% national band, but the shape of the paper is unusual enough to catch people who prepared with generic material.

What you are actually sitting

150 multiple-choice questions, four options each, three hours, pass at 70% — 105 correct answers. One combined paper, scored once.

That last point is the one that surprises people who have researched other states. California has no national portion and no state portion. There is nothing to pass separately and nothing to bank for a retake. The exam is also written and administered by the DRE itself rather than by Pearson VUE or PSI, so the outlines and question styles published by those vendors do not describe it.

Where the difficulty actually sits

Not in the arithmetic, which is where most candidates expect it. Financing is about 9% of the paper and Transfer of Property about 8%. Together that is roughly 26 of 150 questions.

The weight sits in Practice of Real Estate and Disclosures at about 25%, and Laws of Agency and Fiduciary Duties at about 17%. Those two are about 42% of the exam between them, and both are heavily California-specific rather than general principle.

The three things that make it genuinely harder

  • It is one long paper. Three hours of sustained attention with no portion break, and no chance to bank half the exam if the other half goes badly.
  • The largest section is the least transferable. Trust fund rules, DRE discipline, the Consumer Recovery Account and California's disclosure regime are not covered by national study material.
  • California law diverges from neighbours in ways the exam tests deliberately. It is a community-property state, it uses deeds of trust with non-judicial foreclosure, and it has no transaction-broker status — all points where material written for another state is actively wrong.

How it compares

Florida runs one combined exam too, but at 100 questions and a 75% pass mark. Texas, Pennsylvania, Nevada and North Carolina all split national and state portions scored independently, so a candidate there can lose one half and keep the other. Washington is a PSI state with an eleven-area national outline.

California asks for fewer marks proportionally than Florida does, on a longer paper, with a quarter of the questions drawn from its own statutes. Whether that is harder depends on how state-specific your preparation was.

What actually moves the number

Practising against the real weights. If your study time is spread evenly across the seven areas, you are giving Transfer of Property the same attention as a section three times its size. Work the two biggest areas hardest, in the form the exam uses — short fact patterns that apply a rule, not definitions to recite.
