Is the Nevada real estate exam hard? The 52% pass rate, explained

Nevada's exam is demanding — a first-attempt pass rate around 52% means roughly half of candidates walk out short. Two things drive it: you must pass two separate sections, each at 75%, and the Nevada state section is detail-heavy on the state's specific forms and disclosure rules.
What's on it
- National section: 80 scored questions (150 min) across eight areas — contracts & agency is the biggest at 16.
- Nevada state section: 40 scored questions (90 min) — license practice (24%), agency (20%), disclosures (20%), and contracts (23%) carry almost all of it.
- Both sections include unscored pretest questions that look identical — answer everything.
Where Nevada candidates lose points
- Confusing the Duties Owed disclosure with the Consent to Act (multiple representation).
- Missing Nevada's common-interest community (HOA) resale-package requirement.
- Advance-fee rules and trust-account handling of client money.
- The required timely notifications to the Division (conviction, broker change, personal info).
- Forgetting Nevada is a community-property state.
How to prepare for a 75% bar on two sections
Train above the bar on both halves. Candidates often over-prepare the national portion and under-prepare the Nevada-specific section — then fail the state half. Practice each to consistent high-70s/80s accuracy, run full timed simulations of both, and only book when your numbers clear 60/80 and 30/40.
