Is the Pennsylvania real estate exam hard? The 75% bar, explained

Two numbers explain most of the Pennsylvania exam's difficulty: 75 and 60. You need 75% on each portion — a higher cut score than the 70% most states use — and the state portion gives you just 60 minutes for 50 questions. Neither is unfair; both punish loose preparation.

Where PA candidates actually lose points

• Recovery Fund mechanics — it pays on an uncollectible court judgment, not on a complaint.
• Escrow: deposits belong in the broker's account, delivered promptly by the salesperson.
• Licensing logistics: biennial renewal, 75-hour education requirement, and the license transfer required before working for a new broker.

How to prepare for a 75% bar

Train above the bar. If your practice accuracy hovers at 72%, exam-day variance decides your result — that's a coin flip that costs $50 a spin. Drill your weak areas until you're consistently in the 80s, then verify under real conditions: full-length, timed, no notes. The state portion's 60-minute clock means about 72 seconds per question — practice that pace before you meet it.
