Failed the Pennsylvania real estate exam? Here's exactly what to do next

Pennsylvania sets one of the tougher passing standards in the country: 75% on each portion — 60 of 80 scored national questions and 30 of 40 on the state portion — where most states ask for 70%. So if you missed by a few questions, you ran into a genuinely high bar, not a personal failing. What you do in the next two weeks decides whether the second attempt is different.

Read the score report before anything else

Your Pearson VUE score report breaks your performance down by content area. That breakdown is the whole game. PA's state portion concentrates heavily in two places — agency and disclosure (10 of 40 scored questions) and the regulations governing licensees (11 of 40, covering advertising, escrow, and prohibited conduct). If those bands are low, you've found most of your missing points already.

Don't restudy everything. Study what the report flags, and leave what you already passed alone.

Know the PA retake rules

• Portions are independent: pass one, keep it. You only re-sit the portion you failed.
• Rebook through Pearson VUE and pay that portion's fee again — $52 national, $49 state.
• Your passing results are valid for 3 years; your license application has to land inside that window.
• The state portion runs 60 minutes for 50 questions (40 scored + 10 unscored pretest) — pacing is part of the test.

Target the PA-specific traps

• The Consumer Notice is due at the initial interview — and it is not a contract.
• A transaction licensee owes only honesty and disclosure of known material defects — no fiduciary duties. The exam tests this constantly.
• Deposits go in the employing broker's escrow account; a salesperson never holds them.
• The Recovery Fund requires an uncollectible court judgment — a Commission complaint alone doesn't reach it.
• Appeals from Commission decisions go to the Commonwealth Court.

Rebook when your numbers clear 75%, not before
