Is the North Carolina real estate exam hard? The two-section, scaled-75 reality
NC has one of the lowest pass rates in the US. Here's what the broker exam actually covers, why it's demanding, and where candidates lose points on the state section.

North Carolina's broker exam is widely considered one of the tougher ones — first-attempt pass rates run around 39–45%. Two things drive that: you must pass two separate sections independently, each at a scaled score of 75, and the state section is large (60 scored questions) and detail-heavy.

- National section: 80 scored questions (~120 min) across eight areas — contracts & agency is the biggest at 16, then real estate practice at 14 and valuation at 11.
- State section: 60 scored questions (~90 min) across eight NC-law areas — agency (16) and brokerage practice (12) carry nearly half the points.
- Both sections include unscored pretest questions that look identical to scored ones — answer everything.
Where NC candidates actually lose points
- Confusing the due-diligence fee (to the seller, non-refundable) with the earnest money (refundable in the due-diligence period).
- Treating the Working With Real Estate Agents Disclosure as a contract, or confusing it with another state's form.
- Missing that oral buyer agency is allowed only until the buyer makes an offer.
- Trust-account rules — commingling vs conversion, the 3-year records rule, provisional brokers never holding funds.
- Assuming NC's fair housing act adds protected classes — it mirrors the federal ones.
How to prepare for a scaled-75 bar on two sections
Train above the bar on BOTH sections. Candidates often over-prepare the national half and under-prepare the state half — then fail the state section and lose the day. Practice each to consistent high-70s/80s accuracy, run full timed simulations of both, and use the 180-day window deliberately: don't pass one section and then let the clock run out on the other.
