Nevada real estate license requirements: education, the two-section exam, and the Division

Nevada's path to a salesperson license is straightforward, but a couple of steps — registering with the Division and passing two sections at 75% — catch people off guard. Here's the whole thing, in order.

1. Complete the pre-licensing education

• Nevada Real Estate Division-approved pre-licensing coursework (Real Estate Principles & Practice plus Nevada law). Confirm the current hour requirement with the Division.
• You must be at least 18.

2. Register with the Division, then pass both sections

• Effective 2025, candidates register with the Nevada Real Estate Division before scheduling with Pearson VUE.
• National: 80 scored questions, 150 minutes; Nevada state: 40 scored questions, 90 minutes.
• Each section requires 75% (60/80 and 30/40), scored independently.

3. Affiliate with a broker

A Nevada salesperson works under — and is compensated only through — a licensed broker. Your license is associated with that broker; advertising is done under the broker's name.

4. Apply and stay current

• Submit your license application to the Division.
• Renew with required continuing education; notify the Division promptly of a conviction/guilty plea, a change of broker, or personal-information changes.

The efficient order of operations

Finish the coursework, register with the Division, then book both sections while the material is fresh. Line up your broker while you study so your application goes in the week you pass. Don't leave one section passed and the other pending for long.
